That's not a criticism — it's the whole job. A skylight only works long-term if the flashing around it is built into the roof system properly, with step flashing woven into the shingle courses and a head flashing that sheds water around the unit instead of trapping it behind.
Most of the skylight work we get called out for in Raleigh is fixing someone else's shortcut: a bead of caulk where flashing should have been. It holds for a few years, then you get a stain on the ceiling. We'd rather do it right the first time, or do it right the second time if someone else already had a go.

Why does my skylight leak?
Nine times out of ten it isn't the skylight — it's the flashing around it. Skylights get installed by someone who caulks the perimeter instead of weaving step flashing into the shingle courses, and the sealant fails in three to five years. The other common cause is condensation, which looks exactly like a leak but is an attic ventilation problem. We figure out which one you have before quoting anything.
How much does a skylight cost to install?
Most residential skylight installations run $1,200-$3,500 installed, depending on the unit, whether it's fixed or venting, and how much framing has to change. Replacing an existing skylight in the same opening is cheaper than cutting a new one. We give you a firm number after we've been on the roof, not a range over the phone.
Should I replace my skylight when I replace my roof?
Almost always yes. Skylights last 20-25 years and roofs last about the same, so an old skylight left in place under a new roof means tearing the new roof back open in a few years to deal with it. Doing both at once costs a fraction of doing them separately, and it's the only way to guarantee the flashing is right.
Can you repair a skylight instead of replacing it?
Sometimes. If the unit is sound and the leak is at the flashing, we rebuild the flashing and you're done. If the seal between the glass panes has failed, the frame is rotted, or the unit is past 20 years, a repair is money you'll spend again soon. We'll tell you honestly which situation you're in.
Do skylights make a room hotter?
Older single-pane units did. Modern low-E laminated glass units block most of the solar heat gain while still bringing in the daylight, and venting models actually help pull hot air out of the room in summer. Placement matters too — north-facing gets even light, west-facing gets afternoon heat.
What about sun tunnels?
Tubular skylights, or sun tunnels, are a good option for hallways, bathrooms, and closets where a full skylight won't fit or the ceiling isn't directly under the roof. They install faster, cost less, and put a surprising amount of daylight into an interior room.
